Seafront

Client: AboitizLand Inc.

Seafront is a 43-hectare master planned community in San Juan, Batangas and is the first residential project of AboitizLand outside of Cebu. The site is divided into two sections, the larger parcel is to the east of the highway closer to the shore, while the smaller is west of the highway towards the hillside.

The master plan is based on the principles of New Urbanism, with its emphasis on walkability and architectural guidelines based on modern Filipino Architecture. The clubhouse, guardhouse, and house designs are by Budji+Royal Architecture+Design walkable and pleasant outdoor environment. The orientation of roads, lots, and open spaces towards the shore provide an unobstructed view of the ocean even from the farthest lot. The unique diamond-shaped open spaces are created when clusters of houses are angled slightly to enhance the view towards to ocean. Each open space is aptly designed to be unique but still carry a common neighborhood-wide concept, using native coastal species for planting and porous paving materials to help manage storm water run-off.

The viewing tower of the clubhouse, inspired by the parola (light house) is highly visible from both land and sea, functioning as the landmark of Seafront. The adult swimming pool, children’s pool, and whirlpools, with their vanishing edges lead towards the beach landscape, with the beach a few more steps beyond. Seafront expected to set new standards in seaside living with its New Urbanist inspired plan highlighted by modern Filipino Architecture.
